Civil No. 37-9-C-87-1
Notice is hereby given that by virtue of a judgment of foreclosure by the District Court of the Southeast Judicial District in and for the County of Ransom and State of North Dakota, and entered and docketed in the Office of the Clerk of said Court on September 30, 2009, in an action wherein Deutsche Bank National Trust Co. as Trustee for Vendee Mortgage Trust 2003-1, without recourse, except as provided in a pooling and servicing agreement dated February 1, 2003 was Plaintiff and Terry Faller; Marilyn Faller; and any person in possession were Defendants, in favor of Plaintiff and against the Defendants for the sum of $45,429.96, which judgment and decree, among other things, direct the sale by me of the real property hereinafter described, to satisfy the amount of said judgment, with interest thereon and the costs and expenses of such sale, or so much thereof as the proceeds of said sale will satisfy; and by virtue of a writ issued to me out of the office of the Clerk of said Court, I, Darren J. Benneweis, Sheriff of Ransom County, North Dakota, will sell the property described in the Judgment to the highest bidder for cash at public auction at the front door of the Courthouse in the City of Lisbon in the County of Ransom and State of North Dakota, on December 9, 2009, at the hour of 10:00 A.M. Notice is hereby given, that the following real estate has been forfeited to the County of Ransom, State of North Dakota, for delinquent taxes, that the said County has taken tax deed to such property, and will offer it for sale at the public auction at the office of the County Auditor in said County on Tuesday, November 17, 2009, beginning at 10:00 a.m.
Unless otherwise indicated, each parcel of real estate will be offered separately and sold to the highest bidder, but not for a sum less than the minimum sale price plus all delinquent specials.   Payment may be made either for cash or one-fourth of the bid purchase price in cash, and the balance in such equal installments as the purchaser and auditor may agree upon, not to exceed a period of ten years.  The unpaid balance to bear interest at the rate of five percent per annum.
